Miami Springs is home. We work out of Deer Run, which means the Springs, Virginia Gardens, Medley and Miami Lakes get our shortest drive and our quickest scheduling — usually within the same week, and often the same day for a look and a price.

The Springs is a particular kind of yard and it suits the way we work. The lots are generous by Miami-Dade standards, the streets are lined with mature royal and coconut palms, and a lot of the housing is mid-century with a wide open front lawn and no real layout in it — which is exactly the property that gains the most from a design rather than from more planting. Most of the mosaic stonework we are known for was laid within a couple of miles of the yard.

The other constant here is water. The Springs sits low, the summer storms come in hard off the Glades, and a front yard that was never graded holds water against the slab for two days after every one of them. We fix the grade as part of the build rather than treating it as a separate job.
